BEFORE YOU BOOK

Please look at the property listing and our house manual below to make sure we are a good fit for your stay.

• Any food or drinks that we have left for you are free for you to consume. Please enjoy.
• No dirty or wet shoes within the house.
• Keep noise to a minimum after 10 pm.
• No smoking inside the home. Extra cleaning fees to remove odor and stains may be applied. (If you smoke outside, please dispose of your butts safely).
• Our guests love our board games. Please take care of them.
• We have provided books for reading pleasure. Please do not take them when you leave.
• Feel free to use the barbecue outside. However, please clean up after yourselves and keep the grill clean. If left dirty, an extra cleaning fee may be required.
• Please leave garbage you like to dispose of in the green waste bin on the right side of the cottage. Any recycle items, please leave in a sealed bag on the bottom of the front stairs. We will pick it up as soon as we notice it.
• Please do not take the house bath towels to the lake (tea tree stain) or the beach. Please bring your own beach towels.  We have left older towels in the laundry to dry your pets. 
• Occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
• Please do not rearrange our furniture.
• GUESTS ONLY on premises, so no visitors during your stay unless arranged prior:
Parties, events, gathering of people at the cottage is NOT allowed.
- If guests have a party/event/gathering of people, the 'extra' guests will be asked to vacate the property immediately. In this event, guests will also be responsible for additional cleaning charges.
- In addition, guests will be asked to vacate the property immediately in the unfortunate event of the disruptions alerting neighbors.
• Please close the umbrella in high wind.
• Please DO NOT take any cushions, blankets outside
• Please use baking paper, aluminum foil, throw-away aluminum trays appropriate when using the oven to prevent cleaning fees.
• If you like to use the campfire next to the cottage, please do not forget to bring some firewood.

EXTRA GUEST(S)
• Please send us an SMS or contact us letting us know if more guests/visitors stay at the cottage than what you booked/paid for
- There is an additional charge of $85 - per extra guest / per night.
- Maximum capacity/guests staying in the cottage is six persons. (incl. children)

DAMAGE
• We understand, accidents do happen. If you broke/damaged something,
please leave the equivalent money value when leaving, so we can replace/fix/clean it.

ADDITIONAL RULES FOR DOGS /PETS
• Property is not fenced, and there are many things that your dog may want to chase (kangaroos, birds, horses), so only dogs off-leash that you guaranteed can control. NO chasing of any animals/birds allowed.
• Maximum of two pets / dogs. 
• The top of the stairs on the back deck is gated.
• Dogs/pets are not allowed on furniture or beds.
• Please bring your bedding for dogs.
• No dogs inside if you are not there to supervise.
