BEFORE YOU BOOK
Please review these rules (and the listing) before booking to confirm we are a good fit for your stay.
General Rules
• Any food or drinks we leave are free for you to enjoy.
• Occasionally previous guests leave consumables (condiments/snacks). We do our best to ensure they are not expired or stale, but it is entirely your discretion and responsibility to inspect and consume them. • The host accepts no responsibility.
• No dirty or wet shoes inside the cottage.
• Keep noise to a minimum after 10 pm.
• No smoking inside. Extra cleaning fees apply for odour or stains. If you smoke outside, dispose of butts safely.
• Take care of the board games.
• Books are provided for your enjoyment – please leave them when you depart.
• Use the outdoor barbecue freely, then clean the grill thoroughly. Extra cleaning fees apply if left dirty.
• Use baking paper, aluminum foil or disposable trays in the oven to avoid extra cleaning fees.
• Put general rubbish in the green bin on the right side of the cottage. Leave recyclables in a sealed bag at the bottom of the front stairs.
• Do not take house bath towels to the lake or beach (tea-tree staining). Bring your own beach towels. Older towels are available in the laundry for drying pets.
• Do not rearrange furniture.
• Close the outdoor umbrella in high wind.
• Do not take cushions or blankets outside.
• If you wish to use the campfire, please feel free any timber you find on the property. If you want to be sure the wood is dry, pick-up a bag of firewood from any petrol station.
Guests & Visitors
• Only registered guests may be on the property. No visitors unless arranged with us in advance.
• Parties, events or gatherings are not permitted.
Unauthorised extra guests will be asked to leave immediately and you will be responsible for additional cleaning charges.
Guests may also be asked to vacate immediately if noise or disruption alerts neighbours.
Extra Guests
Contact us (SMS preferred) if more people will stay than you booked and paid for.
Extra guest fee: $85 per person per night.
Maximum capacity is 6 persons in total (including children).
Damage
• Accidents happen. If something is broken or damaged, please leave the equivalent replacement/repair cost when you depart so we can fix or replace it.
Dogs / Pets
Maximum of two dogs/pets.
• The property is not fully fenced and wildlife (kangaroos, birds, horses) is abundant. Dogs may only be off-leash if you can guarantee full control at all times. No chasing of any animals or birds is allowed.
• Dogs are not permitted on furniture or beds.
• Bring your own dog bedding.
• No unsupervised dogs inside the cottage.
• The top of the stairs on the back deck is gated for safety.
